STAGE1: MEETING

A complimentary,one_on_one session to develop a clear understanding  of the owner`s operational environment and functional requirement. This is an opportunity to share our experience with current design trends and important project considerations like budgeting and construction planning.

STAGE 2: PRE_DESIGN

After signing an initial planning agreement , we begin this stage by better understanding :

1. your must_haves and wants

2. the layout of your property

3.the types of approvals required and

4.timelines and budgets

STAGE 3: DESIGN

Next, we incorporate the pre_design requirement  into conceptual designs and present them to you to ensure we did not miss anything! the initial concept package includes: 1.Site plan 2.Floor plans 3.Elevation sketches 4.Basement floor plan and 5.Detailed elevation drawings

STAGE 4:TECHNICAL DRAWINGS

Once we have incorporated your design requirements we then develop the blueprints,which include  structural and HVAC information . This drawing package is then submitted to local governing bodies in order to obtain approvals .

STAGE 5: PERMITS APPROVAL

We have team dedicated to acquiring the necessary approvals and permits to get project off the ground. We will coordinate representation and handle the acquisition of:

1. Conservation Authority Approval

2. Site plan Approval

3. Committee of Adjustment Minor Variance

4. Committee of Adjustment lot severance

5. Urban Forestry / Tree permits and

6. Building permits

STAGE 6: CONSTRUCTION

While we wait for approvals,our times finalizing interior and exterior finishes in order to better guide the cost estimate for the project. The construction documents are prepared and are comprised of:

1.specifications 

2. Detailed Budget

3. Project Schedule and

4. Payment schedule

Our team works closely with the design to ensure constructions starts efficiently and accurately.
